1. Supporting building-level governance
2. Preventing disruptions before they happen
3. Providing clear support channels when issues arise

Airbnb’s Code of Conduct
To support consistent standards across the homesharing and short-term rental sector, Airbnb developed an industry-first Code of Conduct for Malaysia, in collaboration with the Malaysian Vacation Rental Services Management Association (MVR).The Code of Conduct sets clear expectations for hosts, guests, and property managers, outlining practical responsibilities such as guest behaviour, respect for common areas, safety standards, and cooperation with building management.

Airbnb’s Code of Conduct sets the bar high for the short-term rental sector. By providing clear guidelines and best practices for owners, hosts and guests, it reinforces Airbnb’s ongoing commitment to promoting safer and more responsible travel here in Malaysia.

Framework for short-term rentals in condos and residential buildings
Airbnb has partnered with Messrs. Zaid Ibrahim & Co. (in association with KPMG Law) to develop reference by-laws for short-term rentals in apartment and strata buildings. These by-laws are designed to support informed discussions between unit owners, Joint Management Bodies (JMBs) and Management Corporations (MCs), and building managers on various matters including:
- Approval and registration processes
- Safety and compliance requirements
- Guest management and record-keeping

As Airbnb hosts, this guide will help us work with Joint Management Bodies and Management Corporations to create better solutions for our residents.
