Space offered is a self-contained double bedroom with a separate shower room and entrance. Parking is provided. Tea, coffee and breakfast items are provided including fresh fruit. Please note that the room does not have direct views to Rutland Water but the water is just a short 14 minute walk away or easily enjoyed from the garden of the main house.

A detached timber-framed lodge with four bedrooms sleeping 6 people. The ground floor consists of an en suite double room, a twin bedroom and bathroom with separate WC. There is an open plan living area and kitchen. On 1st floor there are two single bedrooms. On site you’ll find the restaurant, Blossoms plus a crazy golf course, 70 acres of parkland to enjoy and access to Rutland Water. As well as the fabulous Four Roots Wellbeing experience, 22m indoor pool and a gym.

Oak Tree Annexe

Oak Tree Annexe is set in a secluded and secure walled garden. You can park for free directly outside the house and will be staying in one of Rutland’s most desirable villages. Set on the fabulous cycle route around the water and with access to great walks directly from the house or a short drive away it’s a perfect location for exploring Rutland. Our village pub is a 3 minute stroll, serves food 7 days a week and offers our guests a 10% discount on their meals.

A detached timber-framed lodge, with three bedrooms sleeping six people. On the ground floor there is a double with ensuite, twin bedroom and family bathroom with separate WC. The first floor features a second twin bedroom, an open plan living area, kitchen, and balcony. Arrivals are available on Mondays or Fridays.
